Arable land across Ghana's farming belts is available to non-citizens on a renewable leasehold of up to 50 years (you own the crops and improvements; the restriction is on the land). African Land sources, verifies and structures farmland acquisitions here.
Farmland for sale across Africa.
Africa holds around 60% of the world's uncultivated arable land, and a fast-growing population to feed. This is a practical, country-by-country guide to investing in African farmland — where to buy, what a foreigner can actually hold, and how African Land handles it end to end.
The honest headline: in most of Africa a foreigner leases farmland (commonly 50–99 years) or holds it through a local company rather than owning it outright, and some countries restrict agricultural land specifically. Check any country below — or see the full ownership rules checker.
Pick a market, see how farmland works there.
Tap a country for how a foreigner holds farmland, the key condition, and whether African Land operates there. Filter by how ownership is structured.
Nigeria has vast arable land. Foreign investors hold farmland through a right of occupancy (Governor's consent and a Certificate of Occupancy), commonly via a locally registered Nigerian company. African Land operates here.
Kenya specifically restricts agricultural land for non-citizens. Access is via leasehold (maximum 99 years) and typically a compliant local structure. We advise on the route that works and flag what you cannot hold before you commit.
Land is reserved for Tanzanian citizens. Foreign agricultural investment runs through a Tanzanian-incorporated company holding a derivative right, usually granted for investment via the Tanzania Investment Centre.
Rwanda is comparatively open to foreign investors: land is held on leasehold (commonly up to 99 years) tied to development use, which includes agribusiness and commercial farming.
A prime commercial-farming destination. Non-citizens cannot hold freehold; a 99-year state leasehold is available via a Zambia Development Agency investment licence, permanent residence, or a Zambian company (β₯75% local). Most farmland is customary land that must first be converted to a state lease.
